Two properties in the same neighbourhood can offer quite different living arrangements. Before comparing asking prices, look at the land, the house and the immediate surroundings together.
A land-area figure gives you a starting point. On a viewing, look at the shape of the plot, its levels and how the house sits within it. Check whether the garden, driveway and outdoor areas work for the way you intend to use them.
If you’re viewing a home on a sloping site, pay attention to the route from the car porch to the living spaces and bedrooms. A layout that works for one household may be less practical for another. Consider stairs, bedroom placement and access for family members and visitors.
For an older home, distinguish cosmetic changes from work that needs specialist assessment. Ask about the roof, drainage, services and past renovations. If you are considering substantial alterations or rebuilding, get the relevant professional advice before committing to a budget or assuming what can be approved.
Visit at a time that reflects your routine. Look at the approach road, turning space, parking, nearby activity and noise. These details are easier to assess at the property than from photographs.
Semantan and Pusat Bandar Damansara are stations on the MRT Kajang Line. Their usefulness to a particular home depends on the actual route to the station, including pedestrian access and changes in level. Check the journey from the property itself rather than relying on a general “near MRT” description.
If the land is the main reason for your purchase, make that clear from the start. A shortlist for an existing family home may differ from one for a future build.
Look beyond land area alone. The plot’s shape and levels, access and existing structures can affect your plans. Confirm title particulars and obtain professional advice on site conditions, planning requirements and approvals before treating a proposed build as feasible.
If you’re considering selling, we can start with the property and your plans. Share the neighbourhood, property type, land and built-up areas if known, occupancy and your expected timing. An exact address is not needed in the initial online enquiry.
I’ll discuss whether the property fits the work I handle, the information needed to assess a marketing approach, and the next steps. Before proceeding, we agree on the scope of work, agency fees and appointment terms.
Use it as one comparison, with the basis clearly stated. For landed property, price divided by land area and price divided by built-up area measure different things. Neither captures the whole picture of the plot, condition, layout or work required.
Please confirm with me before making plans. Availability and viewing arrangements can change, particularly where a property is occupied or tenanted.
My main focus is landed homes and land. I also handle selected condominium listings. If you’re asking about a specific property, send me the development name so I can confirm whether I’m handling it.
Yes. You can explain what you’re considering and the timing you have in mind. We can discuss the property before you decide whether to proceed with an appointment.
For a purchase, send me your budget, preferred property type and whether you’re looking to move in, renovate or rebuild. If you’re considering selling, send me a few details about the property and your plans.
